A Floor Is Only as Good as What Is Under It
Wood floors are the one finish people notice without being able to say why. A room with good wood underfoot feels settled, warm and permanent. A room with a cheap floor that flexes and gaps feels temporary no matter what you put on the walls.
R&L Contractor has installed and finished wood flooring across New York for more than twenty-five years, and the difference between a floor that lasts decades and one that annoys you within two years is almost always what happened before the first board went down.
The Subfloor Decides Everything
A wood floor telegraphs whatever is beneath it. A subfloor with a hump will give you a hump. One with a dip will give you a spot that flexes and eventually squeaks. Moisture coming up from below will lift boards no matter how well they were installed.
So we check flatness, fastening and moisture before we quote the finish. Leveling a subfloor is not glamorous and it is not free, but it is the reason our floors stay flat and quiet.
Acclimation Is Not Optional
Wood is a living material. It takes on moisture from the air and gives it back, expanding and contracting with the seasons. A New York house in January is a completely different environment from the same house in July.
Boards delivered from a warehouse have to sit in your home long enough to reach equilibrium with it. Skipping that step is what produces the gaps you can drop a coin into by February, or the buckled boards that push against the baseboard in August.
Solid or Engineered
Solid hardwood is the classic: thick, refinishable many times over, and capable of outliving the people who installed it. It also moves more, which makes it a poor choice below grade or over a slab.
Engineered wood is a real wood surface over a dimensionally stable core. It handles humidity swings and basements far better, and modern wear layers can still be sanded. Neither is better in the abstract. One of them is better for your room.
The Details at the Edges
Transitions, thresholds, stair nosings and how the floor meets the baseboard. Nobody praises these when they are right, and everybody notices them when they are wrong.

Wood Flooring Questions, Answered

Solid can be sanded and refinished many times and lasts generations, but it moves with humidity and is not ideal below grade. Engineered is more stable, works over concrete and in basements, and still gives you a real wood surface. The right answer depends on the room, not on preference alone.

Because wood moves with the moisture in the air. Installing boards straight off the truck into a house they have never lived in is how you get gaps in winter and buckling in summer. Letting them sit prevents both.

Sometimes, depending on the subfloor, the height and the transitions. We check rather than assume, because installing over a floor that is not flat means the new one will not be flat either.

If there is enough thickness left to sand, refinishing is far cheaper than replacing and gives you a new floor out of the one you already own.
