Interior & Exterior Remodeling in Middletown, NY

Orange County gets real winters. Snow load, ice and the freeze and thaw cycle test a house every single year. Middletown has a lot of older housing stock with plenty of room to work, which makes it a good place to fix things properly rather than patch them. R&L Contractor has been handling interior & exterior remodeling for homes in Middletown for more than twenty-five years, and that experience is what tells us where a house here tends to fail first.

Remodeling goes wrong for a boring reason: too many hands. A kitchen company, a plumber who works for someone else, a carpenter who shows up when he can. Nobody owns the schedule, and every delay is somebody else’s fault.

R&L Contractor works the other way. One licensed crew handles the interior and the exterior, so the person who quotes your project is the person accountable for finishing it. Twenty-five years of doing it this way in Middletown have made the case better than any sales pitch could.

Interior Work

Kitchens, bathrooms, basements, flooring, carpentry and paint. Whether it is one room or the whole floor plan, the sequence matters as much as the finishes. Structure first, then the systems that hide inside walls, then the surfaces everyone sees. Skipping that order is how you end up opening a finished wall to fix a pipe.

We handle the parts that are not glamorous with the same care as the parts that are. A tile job is only as good as the substrate under it. A beautiful kitchen with an undersized circuit is a problem waiting for a date.

Exterior Work

Roofing, siding, decks, windows, doors and additions. The exterior is what protects everything you just paid to build inside. Middletown weather tests it four different ways every year, so it gets built for the worst month, not the average one.

Because we do both, we catch what a specialist misses. The team remodeling your kitchen notices the roof over it. The crew replacing your siding sees the window that has been leaking quietly into the wall.

How the Money Works

Every project starts with a free consultation and a written estimate. We define the scope with you, price it clearly, and identify permits before the first hammer swings rather than halfway through, when a stop-work order costs you weeks.

Change orders happen. Walls open and reveal things nobody could see. When that happens, you get photographs, an explanation and a price before we continue. What you will not get is a bill at the end with numbers you never agreed to.

The result should feel like it was always part of the house. That is the standard: not a renovation that looks like a renovation, but a home that finally works the way you needed it to.

Serving New York, New Jersey and Pennsylvania

We work across the tri-state area, and the crew that shows up in one town is the same crew that shows up in the next. Emergency service runs around the clock for the repairs that cannot wait for a scheduled visit.

Every project starts the same way: a free consultation, an honest look at what the house needs, and a written estimate you can actually compare against another. Nothing gets sold that the home does not need, and nothing gets skipped because it was inconvenient to price.

Permits and Paperwork in Middletown

When the job needs a permit, we pull it through the City of Middletown or the Town of Wallkill building office, so the work passes inspection and stays legal at resale. Free estimate, honest written pricing, and one licensed crew serving Middletown, Wallkill and the surrounding Orange County towns.
