Water Comes First
Every basement project starts with moisture, not layout. Where is the water coming from, how much of it, and what is it doing to the slab and the walls. Grading, gutters, drainage, hydrostatic pressure through the foundation, condensation from an unconditioned space: they leave different fingerprints and they need different fixes.
If the basement is not dry, it is not ready to be finished. Framing and drywall over an active moisture problem seals the water inside the assembly, where it feeds mold you cannot see until the smell tells you. We will say that plainly, even when it postpones the job.
Building the Envelope
Once the space is dry, the envelope goes up in the right order: insulation appropriate for below grade, framing that keeps wood off concrete, electrical and mechanicals routed with the finished ceiling height in mind. Headroom is precious down there and it disappears fast if nobody is protecting it.
Egress and code are not optional. If the plan calls for a bedroom, it needs a legal way out. We identify what your municipality requires up front and pull the permits, because finding out at resale that the space was never legal is a problem nobody wants to inherit.
